DRA Homes Chat: Knock, Knock! It's ME!

Talking about NW Metro Atlanta real estate; including Cobb, Cherokee, Paulding, Dekalb, Douglas, Forsyth & Fulton counties. Tracking market trends, pricing and other real estate related issues. Chatting about lifestyle and fun events around the metro!

Knock, Knock! It's ME!

A large part of the formula for a successful real estate career is identifying a need in the market and finding Sell My Homes in Marietta GA 30064a way to fill it.

Whether you do that by developing a niche for "two story homes with pools on over 6 acres in the most fantastic school district ever" or creating a marketing plan that makes new construction homes glow in the dark, THE OBJECT OF THE GAME IS TO DO WHAT OTHERS ARE NOT DOING AND THAT THE CONSUMER WANTS!

Right now, what consumers in my market want is to buy a home in a certain school district in a certain price range where inventory is sorely lacking.

So, I ask myself...what am I going to do about that?

The answer is that I am going to make up a flyer, take it to Staples, make a 200 copies, put on my coat and my walking shoes and knock on some doors.

Now you may ask, "why not just put those flyers in an envelope and mail them?"

I'm not going to mail them because I WANT TO CREATE URGENCY AND I WANT TO MEET SOME PEOPLE AND LET THEM KNOW THAT I MEAN BUSINESS.

It's Friday, it's 33 degrees outside, the sun is shining.  It's a great day for business!

What a great idea, Jenna. Doing what others are not doing is a great way to become top of mind in that niche or market.

Jenna, As you said, be where the others aren't.  That's why our patio home niche has been a nice add on to our business.  The other 6000 agents in our markets have neglected them.  Many thanks to them :)  Bill

Door knocking with this kind of message certainly does create urgency and I have a feeling you just may end up with a listing or two!

There is no point in doing something that doesn't work. If you're going to farm, do it in person.

Jenna, you have a great attitude and enthusiasm, and these will take you far.

You have a good plan now work it!

I love door knocking because of the face to face contact. I often ask people I talk to if they are bothered with a lot of agents knocking their door. All said NO, you are the first to knock.

Jenna,  I admire your spunk and willingness to get out there and knock doors. I wish you results!!!!

Great attitude and I commend your enthusiasm and ambition! I hope it goes well for you.

Personally, I don't like people showing up at my door for any reason Right now with all the political madness in NH....a knock on the door is not met with open arms because we assume it's someone pushing a candidate.

The timing today was pretty perfect as I hit the neighborhood just as the school bus was dropping off so there were lots of moms and dads out meeting the bus. The reception was warm and I think there were definitely a few interested prospects.  All of the chatting cut my time short so I am planning on taking another run at them tomorrow.  Saturday should be a little less rushed with more people at home.  I will keep you posted on anything that converts to a listing!

Jenna Dixon - you are so right - there are many people who are afraid of doing something like that (including me!).

All the best - I am sure you'll share your success story here in 'Rain. Soon.

It's a numbers game.

Can you reach as many prospects on foot in the allotted time as you could reach elsewhere using other techniques?

Today I walked the majority of the neighborhood that I am targeting.  Then my pinkie toe started hurting.  I met some more great people who were receptive to my visit and appreciated the information that I shared with them.  AND I met someone who is interested in buying a home in my new niche....Very interesting!  Also, I stumbled across a FSBO that I didn't know was there along with two others who had previously tried to sell and failed.  Interesting day.

Don't you love that feeling of empowerment?  You look for a solution to a problem, and you go out and try to make it happen.  Good luck!

Good for you, Jenna!  I hope you get great results.  Showing up at someone's door is not all that well received around these parts.  I've tried it a few times and the most I can say is I've never been shot.
