Depending on the neighborhood covenants and restrictions that were recorded, active adult communities are either age restricted or lifestyle communities.

Age restricted  communities have covenants that required at least 80% of residents to be over the age of 55.  So called, active adult "lifestyle" communities do not have such restrictions but are rather simply marketed to target an older buyer.

This is the time of year I put out my golf course communities and 55+ age restricted communities posts as well! All those winter visitors and canadians are here for the next four months or so.
